Plant Disease Prevention in the Vegetable Garden

Diseased-Tomato-PlantBlights, wilts, and viruses are just a few of the terms that many backyard gardeners have received a rude and unwanted introduction to this growing season. 

Although diseases can appear despite your best efforts, if you’re familiar with their symptoms and the controls that can be used against them, you’ll have a better chance of stopping them before they can become a problem.

Sensible Cultural Practices to Keep Plant Diseases at Bay
While good gardening practices will fend off many diseases, you can’t always prevent a disease from attacking a prized plant. To help keep plant problems under control, try taking the following steps:

  • Transplant Carefully – This minimizes root damage. When broken, roots are susceptible to certain soil born diseases.
  • Keep Plants Healthy – Give them the water, light and fertilizer they need to flourish.
  • Keep the Garden Clean – Do a thorough fall cleanup each year utilizing your favorite garden tools. Remove weeds, since pathogens may over-winter on them. Strip off any diseased leaves remaining on plants and rake up and discard all diseased leaves on the ground. You may also want to rake up other garden debris, though; if not diseased, it can serve as good mulch.
  • Buy Disease-Resistant Plants – Vegetable seed packets are labeled to indicate the particular plant’s disease resistance. Plant tags on fruit trees or ornamental trees and shrubs also contain this information.
  • Take Care Not To Injure Plants – An open wound on a plant stem or tree trunk readily admits bacteria and fungi.
  • Avoid Wet Weather Garden Work – You may unwittingly spread water-borne pathogens as you move about from one spot to the next.
  • Remove Diseased Plants – If certain plants are constantly afflicted by disease, eliminate them from the garden and replace them with less troublesome choices. This solution is simpler than trying to control the disease, and it removes the source of further infection.
  • Install a Drip Irrigation System – Minimize the splashing water that can spread water-borne pathogens.

Unfriendly Sources of Backyard Garden Diseases
Fungi, bacteria and viruses are the pathogens most often responsible for plant diseases. Unlike green plants, these organisms are incapable of manufacturing their own food and must instead take it from a host plant. Fungi can live in the soil, but the bacteria and viruses that cause plant problems cannot survive outside of their host.

Fungi multiply by tiny reproductive bodies called spores, which they produce in great quantity. Spores of some fungi enter plants through the roots; others land on leaves, where they attach and complete their life cycle.

Simple Organisms Create Complex Problems
Bacteria need water and warmth to multiply, so the diseases they cause tend to be more prevalent in warm, wet climates. These single-celled organisms enter plants through wounds and cuts.

Viruses are even smaller than bacteria; they can reproduce only within the actual cells of the host organism. Some viruses are transmitted by insects such as aphids, leafhoppers and thrips; others are carried by infected seeds and pollen. Viruses also enter plants through wounds and cuts.

4 Ways to Deal with a Low Appraisal

The home-buying process is a high-stakes thrill ride full of exhilarating ups and scary downs, but unquestionably one of the most deflating moments is when the appraisal comes in significantly lower than the accepted offer. This is, to use technical real estate lingo, “a bummer.”

Either you feel as though you got the raw end of a deal by paying more than the property’s worth or, if you don’t have extra cash to hand over, the deal can crumble into dust. (Your lender’s not going to fork over money for a higher loan amount if the appraisal came in lower than expected, so you’ll have to make up that difference yourself.)

In a rising market, low valuations are pretty common because appraisals are based upon sales that closed when prices were lower. The reverse is so in a declining market.
 
In other words: Appraisals can’t keep up with how quickly homes are selling in a hot market, so you’re bound to see lower-than-expected values placed on homes.
 

So, what do you do if this happens to you? You have four options:

1. Appeal the appraisal

Sometimes called a “rebuttal of value,” the appraisal appeal takes some work. In fact, it’s a total team effort.

The homeowner, loan officer, and often the real estate agent work together to find better comparable market data to justify a higher valuation.

 

That means everyone puts on their best Sherlock Holmes garb and gets to work looking for anything that helps the claim for higher valuation. Perhaps the appraiser overlooked some comps (homes similar in style, location, and square footage sold within the past few years).

It’s not uncommon to discover, for instance, that the appraiser used a comparable sale that looks like it’s in great condition, when in fact the home was trashed when purchased and has already been rehabilitated.

The loan officer writes an appeal using the new comparables and then sends it to the appraiser. There might be some negotiating back and forth until all parties come to a compromise with a new valuation.

Spoiler: It’s a hard battle to fight.

2. Order a second appraisal

Most often, if the appraised value is not as high as the agreed contract price, the seller’s agent will ask to see the comps and get a second or third appraisal.

But it will likely cost you–you’re not only paying for the first appraisal (in your closing costs), but you’ll pony up for any additional appraisals as well. They can range between a few hundred dollars and $1,000 depending on the area. Occasionally, real estate agents or sellers will foot the bill if they really want to keep the sale.

3. Negotiate with the seller

If you’re lucky, you and the seller will both budge a little.

You might go back to the sellers and ask them to reduce the price or split the difference. The seller is under no obligation to do so, but they may prefer to do this rather than take a chance of losing you as a buyer, and starting over again. It is likely that another buyer will have the same issue, so the seller might be better off renegotiating with you unless they have other offers.

Sellers might be more willing to cooperate, especially if the Federal Housing Administration is involved. Lenders often require the use of their own FHA-approved appraiser, and these appraisals are “locked in” for six months.

The seller could be forced to take a poor appraisal or wait it out for a buyer with a different loan.

Of all possible outcomes, this is what happens most frequently in most cases. While the seller will usually be upset about the low appraisal value, most reasonable sellers eventually come to terms with the fact that any other appraisal values by potential future buyers will most likely come in at about the same value.

4. Walk away

No one wants to let a property slip through their fingers, especially if it feels like their dream home. But beware of ignoring a low appraisal—you could end up losing thousands whenever you decide to sell.

If you have an appraisal contingency in your contract, you can walk away, get your deposit back, and hope for better luck the next time around.

Wine Down Wednesday – Easy Cheesy Stromboli

Stromboli is one of those dishes that I love to eat but never think about unless I stumble across it.  And then I just have to have it.  I recently stumbled across this recipe and made it for my family, and it was a huge hit.  I mean, it’s basically rolled up pizza, so what’s not to like about it?  Layer after layer of meaty, cheesy goodness…  It was all gone before I knew it!  Try this delicious dish with a strong red, such as a Syrah or Zinfandel.
 
INGREDIENTS

Stromboli Dough
  • 1 3/4 – 2 1/4 cups of flour
  • 1 envelope pizza yeast
  • 1 1/2 teaspoons sugar
  • 3/4 teaspoon salt
  • 2/3 cup of very warm water (120° to 130° F)
  • 3 tablespoons olive oil

 

Toppings

  • 1/2 cup marinara sauce
  • 1/2 teaspoon dry basil
  • 1/2 teaspoon dry parsley
  • 1/4 teaspoon dry oregano
  • crushed red pepper flakes to taste
  • 3/4 cups grated mozzarella cheese
  • 3/4 cups grated Parmesan cheese
  • 1/4 pound Hot Italian sausage, cooked
  • 9-12 slices pepperoni
  • 6 slices deli honey ham
  • 1/2 small green bell pepper, very thinly sliced, sauteed 3 minutes
  • 1/2 small onion, very thinly sliced, sauteed 3 minutes
  • 1 cup very thinly sliced mushrooms, uncookedstromboli
  • 1/4 cup sliced black olives

Garnish

  • 1 egg, beaten
  • freshly grated Parmesan cheese
  • garlic salt
  • extra pizza sauce for dipping (optional)
 
INSTRUCTIONS
  1. Stromboli Dough: Combine 1 cup flour, undissolved yeast, sugar, and salt in a large bowl. Add water and oil and mix together until well blended (you can do this by hand or with your mixer). Gradually add flour, mixing in 1/2 cup at a time, until dough forms a ball. Add additional flour, if needed to handle but dough should be slightly sticky. Spoon dough out of bowl onto floured surface and knead until dough is smooth and elastic; about 4 minutes.
  2. Preheat oven to 425 degrees F. Line a large baking sheet with parchment paper. Roll stromboli dough out into a large rectangle, about 10 by 14 inches on the parchment paper.
  3. Stromboli: Stir parsley, basil, oregano and crushed red pepper flakes to taste into 1/2 cup marinara sauce and lightly spread sauce over the dough, leaving a 2 inch plain dough border along the edges. Top sauce with half the grated cheeses, followed by meats, then vegetables followed by remaining cheese.
  4. Brush the plain border of dough with the egg wash. Roll up the Stromboli lengthwise like a jelly roll and pinch edges to seal. Brush the entire Stromboli with egg wash and gently cut slats in the top of the dough every 1-2 inches. Sprinkle with freshly grated Parmesan and lightly sprinkle with garlic salt. Bake for 15-25 minutes*** at 425F or until golden, covering with foil at the end of baking if necessary to prevent excess cheese browning.
  5. Let cool 5 minutes before slicing. Serve with extra marinara sauce if desired.
 
***Baking time can vary widely depending on the amount of toppings and content moisture of toppings/vegetables. The more toppings, the longer the baking time. I baked my very stuffed stromboli for a total of 25 minutes but when I just use sauce, cheese and pepperoni, my stromboli is done in 15 minutes.
