There is a new subdivision in the Maurice landscape called Village Estates. This new neighborhood is located in the city limits around the corner from the Maurice park and just a couple of blocks away from Maurice Elementary. DSLD is the developer and prices start in the $170,000s.

Home sizes start around 1650 square feet up to about 2000 square feet and feature 3 and 4 bedrooms. There is a pond in the center with several homes having water frontage.

It’s January and the beginning of a new year in real estate for Lafayette and Acadiana. It’s also a great time to reflect on the numbers from last year.

The year 2013 is undoubtedly one for the books. If you like numbers, this post is for you! Most categories were up, except for inventory, months of inventory, and days on market, which is a good thing.

In Acadiana, the total for residential sales was 4652 in 2013 compared to 3966 in 2012 while the average price for home sold went from $172,401 to $183,692.

The two tables below show the numbers for Acadiana month by month for 2013 and 2012. To view a larger version, simply click on the tables.

As I write this, the residential inventory in Acadiana is very low. The number of available homes in Acadiana today is 1967, which is lower than last month. This is typical for January as many listings expired at the end of last year and have not been put back on the market, yet.

If you are considering selling your home, now is the perfect time to list as low inventory means that buyers have less options and your home will get more attention than it otherwise would with a larger inventory. As spring moves in, inventory is likely to go up and your chances of selling fast will go down in the process.
