The numbers are in for the first quarter of 2014. Home sales and pending home sales are on the rise in Lafayette and Acadiana, as is usually the case in the spring.

Meanwhile, our inventory of homes available is still having a hard time keeping up with the demand. This seems to have been the story these past few months as our market shifted into a seller’s market.

If you have been thinking about selling your home, now is a great time to do so. If you are in the market to buy a home or an investment property, be prepared to have some competition as we are seeing multiple offer situations, especially in the city of Lafayette.

Every month, Keller Williams Realty produces a video to keep us informed about the national trends and numbers in real estate. This month, Jay Papasan (US video) talks about the shift in the market and what it means for buyers while John Furber (Canada) gives buyers and investors tips on finding a great deal.

Our market is most definitely shifting in the Lafayette area. In the city of Lafayette (areas G1, G2. & G3), our MLS shows 4.03 months of inventory as the average for the past 12 months, which clearly denotes that we are in a seller’s market. In Lafayette parish as a whole, the average is 4.55 months.

If you are thinking about selling your home, now is a great time to do so! And if you are in the market to buy, you better be ready!

The story this month is our low inventory in Lafayette and Acadiana, which has been in decline since last July. It seems that inventory is not keeping up with the demand as our pending sales start to rise this spring. If you’ve been thinking about selling your home, now is a good time to list as there is less competition on the market.

Meanwhile, pending home sales are on the rise as is typical this time of year.

And while 2013 was an exceptional year for real estate in Lafayette and Acadiana, 2014 also looks very promising. Home sales in Lafayette and Acadiana are higher so far this year than they were last year for the same period.
